We recommend you require by contract to have your renters secure renters insurance because it will provide a layer of protection to you at no cost. If your renters has renters insurance they are purchasing liability and property insurance. The liability insurance on their renters policy can help the property owner in two ways. If the renters damages the premise, the owner can file the claim on the renters insurance as a third party liability. That keeps the claim off the owner's insurance and avoids paying the deductible. In addition if the renter is negligent and is involved in a lawsuit, the renter's liability coverage from the renters insurance may protect the property owner if it pays off the lawsuit.
